Living in Oviedo, FL: A Local Real Estate Guide
Oviedo Homes, Schools, Taxes and the Chicken Question
Thinking about buying a home in Oviedo? First, the name. Locals say oh-VEE-doh. The city's own website says so, and admits it was once said "O-vee-a-dough," back when postmaster Andrew Aulin borrowed it from a city in Spain in 1879. Say it the Spanish way and you will get a polite nod and a quiet correction.
About 41,900 people live here (U.S. Census Bureau estimate, July 2024), in eastern Seminole County. Oviedo has a real downtown and a lot of oak-lined 1990s subdivisions. Mayor Megan Sladek says it is the closest city limit to UCF. If you have ever tried to drive near campus on a home game day, you know what to do: leave early or stay put.
What Is Oviedo Like?
Quiet, mostly. People here know their HOA board and their school bus stop.
The center of town is Oviedo on the Park. Center Lake Park has an amphitheater, a splash pad, a dog park, a lakeside boardwalk and swan boats for $5 or $10.
Then there are the chickens. Free-roaming chickens walked around the Oviedo Shopping Center on North Central Avenue for decades, until the owners removed them in December 2023 over sanitation concerns. Chicken decor still turns up all over town. The live flock never paid HOA dues, which is more than some of us can say.
The Cross Seminole Trail runs through town, and Little Big Econ State Forest is a short drive east. Bring bug spray. The summer heat will be there too, and it will not be subtle.
Schools
Seminole County Public Schools runs the two high schools in town: Oviedo High (601 King Street) and Hagerty High (3225 Lockwood Boulevard).
Your school depends on the street address, and sometimes one subdivision is split. Listings report that downtown, Kingsbridge and Alafaya Woods mostly feed Oviedo High, while Carillon, The Sanctuary and Chuluota mostly feed Hagerty. The Aloma side often goes to Lake Howell High in Winter Park. Do not trust a listing for this. Put the exact address into the SCPS School Zone Search before you write an offer.
Homes & Real Estate in Oviedo
The citywide median sale price was $489,762 in September 2026, down 5.8% from a year earlier (Redfin). Other trackers differ, so treat it as a rough guide. Prices swing more by neighborhood. Our post on Central Florida home prices in 2026 has the wider picture.
- Alafaya Woods: Oviedo's biggest subdivision, about 2,230 homes from 1985 to 1996. Median around $393,000, one of the lower-priced ways in.
- Kingsbridge and Twin Rivers: 1990s homes, medians around $495,000 to $500,000.
- Live Oak Reserve: resort-style amenities and a longer drive east, median around $827,000.
- Oviedo on the Park: townhomes you can walk to dinner from.
- Black Hammock, Chuluota and Geneva: unincorporated acreage with no HOA, wells and septic, and dirt roads. The county's voter-approved Rural Boundary keeps it that way, and the planning board recently recommended denying a developer's request to pull 67 acres of the former Pappy's Patch out of it.
Neighborhood medians are Redfin figures compiled by iloveoviedo.com, checked Oct. 13, 2026.
Older neighborhoods mean older roofs, and Florida insurers ask about roof age before they quote. Our roof age guide explains what it does to your premium. Hurricane Ian in 2022 flooded low ground near the Econlockhatchee River, so check the FEMA flood zone near any river or lake.
HOAs. Most Oviedo subdivisions have one. A local broker estimates about 80% of homes, and iloveoviedo.com says almost none add a CDD fee. Ask for the HOA budget and reserve study before you close.
Property Taxes and Amendment 3
The City of Oviedo adopted a 2026-27 rate of 5.7767 mills, about $578 per $100,000 of taxable value. With county, school and water district levies, the Seminole County Property Appraiser put Oviedo's 2025 combined rate at 16.7784 mills, about $1,678 per $100,000.
Amendment 3 passed on Nov. 3, 2026, with about 62% of the vote, so it cleared the 60% bar with room to spare. The non-school homestead exemption goes from $50,000 to $150,000 in 2027 and $250,000 in 2028. School taxes still use the old exemption, so your bill shrinks but does not vanish. One catch for newcomers: if Oviedo is not your Florida homestead by Dec. 31, 2026, you wait until your fifth year to get the bigger break. The city estimates it will lose $5.1 million in property tax revenue the first year and $9.2 million the second, so keep an eye on fees and city budgets. Our Amendment 3 and Oviedo post and our Florida property tax guide for buyers cover how the bill is built.
Getting Around
SR 417 is the toll road to downtown Orlando and the airport. Mitchell Hammock Road is the way most people reach it, and the mayor calls it Oviedo's biggest traffic chokepoint. A safety project on its west end runs through about June 2027, so give yourself extra time.
